Nexos Investment — Custom real estate listing & management system built from scratch — maps, i18n, automated PDF/PPT proposals.

Off-the-shelf themes couldn't meet Nexos Investment's needs (advanced listing management, map-based display, multi-language, automated proposal generation). We built a scalable listing management system from scratch with Next.js, PostgreSQL and Vercel: an interactive Google Maps + Leaflet clustered map, multi-language via next-intl, and automated PDF/PowerPoint proposal generation from listing data.

An admin panel with TipTap editing and drag-and-drop, PWA/offline support, Zod validation, Upstash rate-limiting and Playwright E2E tests delivered a production-grade platform. The firm now runs maps, proposals and content from one fully-controlled system — the technical peak of our portfolio.

Challenge

Nexos Investment, a real estate investment firm managing many projects and listings in North Cyprus, was working with off-the-shelf real estate themes. Those themes couldn't support map-based, location-driven presentation, multilingual content (most investors are foreign), or generating an instant proposal document from listing data. Consultants had to build a presentation by hand for every proposal and manage listings separately in each language. The firm wanted a single platform, shaped around its own workflow, that would bring all of these processes together in one system.

Solution

We built a real estate management system from scratch on Next.js 16 and PostgreSQL. On the public side, it covers listing/project browsing, filtering, a clustered interactive map on Google Maps and Leaflet (react-leaflet-cluster), and a 5-language (tr/en/ru/de/fa) content structure via next-intl. For consultants, we built a full admin panel with a TipTap rich-text editor and a drag-and-drop interface, managing listings, projects, sub-listings and floor plans. The presentation module instantly turns selected listing/project data into a PDF or PowerPoint proposal file using jsPDF and pptxgenjs, via html2canvas image capture. The system also runs as a PWA, with service-worker caching and offline page support. Input validation runs on Zod, abuse protection on Upstash rate-limiting, and critical flows are covered by Playwright E2E tests.

Key technical decisions

Interactive map: a clustered Leaflet map via react-leaflet-cluster plus Google Maps integration shows listing and project locations grouped on one screen.
Automated proposal generation: the presentation module instantly builds a PDF or PowerPoint proposal from listing data using pptxgenjs and jsPDF.
5-language structure: Turkish, English, Russian, German and Persian content managed via next-intl with per-language translation files.
A TipTap rich-text editor and dnd-kit drag-and-drop sorting speed up content and media management in the admin panel.
PWA support: a web app manifest and service worker enable caching and offline pages; production is hardened with Zod validation, Upstash rate-limiting and Playwright E2E tests.

Outcome

Nexos Investment now manages listing and project data, the map, multilingual content and investor proposals from one system, fully under the consultants' own control. Hand-built presentations have given way to automatically generated PDF/PowerPoint proposals, and listings are updated across every language from a single panel. The firm moved past the limits of off-the-shelf themes into a scalable technical foundation built around its own workflow.
